Here are the two routes and what each actually asks, so you can see which is nearer.
Investment in a company. R$500,000 of funds brought in from outside Brazil into a Brazilian legal entity, supported by an investment or business plan showing potential to create jobs or income. The threshold drops to R$150,000 where the business is in innovation, basic or applied research, or is scientific or technological in character. Since a 2024 amendment this residence is granted for an indeterminate period from the start rather than a fixed term.
Investment in property. R$1,000,000 in urban property, which may be already built or still under construction, and may be made up of more than one property. In the North and Northeast the minimum is cut by up to 30%, so R$700,000. Financing is only allowed for the part above the minimum — the minimum itself has to be your own money transferred in. Two conditions catch people: under co-ownership each co-owner must put in the full amount rather than a share of it, and you must spend at least thirty days in Brazil during the authorisation period. The permit runs four years and can then be changed to an indeterminate one.
The property route asks roughly twice as much money; the company route asks for a plan and something real to run. Neither produces a passport by itself — On citizenship: residence is what the naturalisation clock runs on. Four years of it in the ordinary case, or one year if you marry or partner a Brazilian, have a Brazilian child, or hold the nationality of a Portuguese-speaking country.
